    Property Viewing

    Property visit with or without a real estate developer/agent

    Written Offer

    Written offer in most cases. A deposit might be required with the offer.

    Buyer Qualification Review

    Review of the buyer’s immigration status and financial capacity

    Disclosure Statement

    Preparation of a disclosure statement in accordance with the law

    Contract

    Closing of the contract. Closing costs include the stamp duty and agent fees.

  • STEP 08

    Possession

    Possession and title registration after the payment of the amount owed to the seller.

  • STEP 09

    Moving-in

    During the contract closing and possession stages, the following actions are required:

    • preparation of registration documents in lieu of resident proof and name stamp certification;
    • selection of a tax agent; and
    • fund transfer for the sale to be reported to the Ministry of Finance in pursuant to the Foreign Exchange Act.

    Filling out an application form to rent the property. The tenant is asked to find a guarantor (individual or guaranty firm).

    Tenant Qualification Review

    Review of the tenant and guarantor’s immigration status and financial capacity

  • STEP 06

    Disclosure Statement

    Preparation of a disclosure statement in accordance with the law

  • STEP 07

    Contract

    Closing of the contract. Closing costs include the security deposit, key money, agent fees, fire insurance, and first month rent (no stamp duty levied).

  • STEP 08

    Possession

    The landlord to deliver possession of the leased premises to the tenant after the payment of the closing costs

  • STEP 09

    Moving-in
